  1. Inspect and check your gutter and drainage system. Make sure there is proper runoff and all downspouts point away from your foundation.
  2. Inspect the wood and sealing around all your doors and windows. If you need to make wood repairs, do it immediately. Also, take some time to seal your windows, doors, any cracks, and openings where your utilities come in with weatherproof caulk.
  3. Inspect your roof. If it is inaccessible or dangerous, use a pair of binoculars. Make sure to look at your chimney, shingles, and the flashing around plumbing vents, skylights, and chimney.
  4. Change your air filter. You want to check your HVAC air filter every 30 days and change it every 30-60 days. Write the date on your air filter when you change it so you know exactly how long it's been since the last replacement.
  5. Check basement and attic for leaks. If you notice any signs of moisture, have a qualified professional inspect your home. Mold, mildew, structural damage, and bugs are just some of the problems you may be experiencing. Consider installing a sump pump to protect your basement against flooding.   8. Learn how to detect your home for plumbing leaks. You could be wasting as much as 25,000 gallons of water a year on unknown plumbing leaks.
  9. Replace all of your light bulbs with Energy Star rated LEDs and CFLs.
